PROPERTY MANAGEMENT:
Advantage will provide complete, ongoing property management including the following services:
Leadership:
- Established and promote outstanding customer services focus
- Define, help establish and communicate owner's core values, vision and mission
- Establish and foster culture of innovation, integrity and excellence
- Establish staff goals and promote commitment to personal growth
- Provide daily coaching and support effective and creative problem solving
- Project design services (architectural, engineering and mix design)
- Bi-monthly property visits
Personnel:
- Hire, train and supervise on site management personnel
- Evaluate, establish and monitor base and incentive compensation structure
- Attract and retain high quality personnel with completive benefits (Insurance, 401K etc.)
- Provide employee accountability descriptions
- Provide and implement written personnel policies
- Establish employee standards and goals
- Motivate and lead employees
Training:
- Initial 5 class off site training sessions
- Initial 5 day on site orientation and training
- Two annual off site training sessions
- Two annual on site training reviews
- Marketing and Sale training
- Telephone sale evaluation and training
Marketing and Sales:
- Establish, train and monitor written Marketing Plan
- Complete competitors survey
- Establish, train and monitor incoming tenant survey system
- Maximize rental income with dynamic price setting and monitoring
- Establish, promote and evaluate monthly and quarterly marketing strategy and goals.
- Establish and promote outside sales practices
- Establish, train and monitor effective telephone sales techniques
- Establish and implement effective discounting and incentive programs
- Establish effective customer and third party referral programs
- Evaluate and improve store visibility, curb appeal, office presentation and point of sale marketing techniques and materials
- Evaluate and maximize yellow page and media advertising
- Evaluate and upgrade all printed marketing materials
Administration:
- Provide, train and promote written policies and procedures
- Provide written checklist and office guides
- Establish and monitor on site office practices
- Establish and monitor facility inspection and maintenance practices
Legal:
- Provide, train and promote conforming legal policies and practices
- Review and confirm conforming contract forms
- Review and monitor all foreclosure policies, procedures and practices
- Access and utilize local and state legal support and professional associations
Computer and Software Systems:
- Convert or install windows based "SiteLink" management software by SMD Software, Inc.
- Train and monitor effective utilization of management software
- Implement daily back-up practices to home office.
Accounting and Financial Services:
- Provide complete accounting and bookkeeping system including accounts receivable, accounts payable, payroll, general ledger services
- Create and monitor operations forecast and budgeting
- Profit and Loss Statements
- Competitively bid and establish cost effective third party vendors and service contracts
Reporting:
- Monthly management report package
- Monthly operating budget analysis
- Monthly Cash Flow Analysis and distribution of net cash proceeds
- Quarterly Detailed Management Report
Audits:
- Establish and monitor on site manager's self audit practices
- Establish and monitor policies, procedures and practices designed to detect and deter employee dishonesty
- Annually conduct unannounced property inspection, inventory and facility audit
Fee: Six Percent (6%) of gross revenues plus reimbursement of travel and other specifically defined expenses
